Sage Design-Build, Inc. Completes Restoration of Bell Gate Farm Barn by Heather Kuhns



With enough wood planks to fill a football field, a historic icon is revitalized and open for business. SAGE Design-Build, Inc. completed the barn restoration project at Bell Gate Farm and now offers a new perspective on bringing barn restorations to the Lehigh Valley and beyond.

Outside with fountain - 10“There is something very refreshing and fulfilling when you breathe new life into a historic site,” says Joe Landrigan, president of SAGE Design-Build, Inc., headquartered in Allentown, PA. “We saved, reused, and repurposed materials of the Great Barn at Bell Gate wherever possible and the results are astounding. We saved and reused the slate roof from the Old Milk House on the new timber frame entrance, built a new structure to house the original bell, and reused an existing door that included the original forged iron strap hinges – keeping the authenticity and character of the barn alive with each step in the construction process.”



“Making something old new again is very exciting. The opportunities to repurpose aspects and components are truly endless- you never know what you will find to use for the project’s vision,” says Landrigan. The 25-year veteran of construction management and design added, that sometimes it’s more about how to use modern materials in ways that make them look like they’ve been there from the beginning. A great example of this is the interior wood siding at Bell Gate Farm.

The siding is a relatively simple pine material that was wire brush planed to create a more natural look, then detailed and fastened using a tongue and groove that created a natural looking gap and lastly stained using three shades of the same color stain and randomly installed throughout, adds Landrigan. “The look is incredible as it provided just the right touch of new, while maintaining the character of the original barn, which was paramount to Bell Gate Farm owner, Stephanie Stevens. Additionally, important is how well we transformed the barn into a wedding and special event center, that seamlessly included a transitional design theme; whereby, we provided the latest technology such as LED lighting, integrated sound system, a state of the art HVAC system, and a full service commercial kitchen. Energy efficiencies provided as part of the project included closed cell spray foam wall and roof insulation, and new windows and doors,” says Landrigan.

When speaking about the construction itself, Landrigan adds that one of the most impressive Bell Gate - 05aspects of the Bell Gate Farm project, was just how fast
it was constructed. He notes the permit was received on August 10th, 2016 and the certificate of occupancy was issued on October 7th with the first party held on October 8th, 2016.

“The aggressive timeline couldn’t have happened without the hard work, dedication, and commitment to meeting this deadline of each and every subcontractor that was part of this project and more directly; the workers onsite everyday (sometimes exceeding 50 people onsite on a daily basis) and their willingness to work together towards that common goal in spite of the many obstacles presented,” says Landrigan. “We are so proud of the final outcome and thrilled to help bring this type of venue to the Lehigh Valley.”

Next up for SAGE Design-Build, Inc. is in the medical construction field. SAGE has been selected as the construction manager for a new dialysis facility located in LVIP VII, Bethlehem, PA. The 8,000 sq. foot building will be complete in spring of 2017.
